Qualifications to Live at Arroyo Crossing
Income
Household members earn a maximum combined income less than or equal to 120 percent (120%) of the Grand County Area Median Income (“AMI”). Learn more about AMI on the FAQ page. Different housing options have differing income caps. Be sure to check the specific income cap for the type you are interested in.
Occupancy
This requirement applies to owners only, not renters. You must be willing and able to occupy the home for at least 9 months out of the year and comply with the rental regulations if you intend to have roommates, see more info on renting rooms on the FAQ page.
Owning Real Property
A home owner or renter should not own any other real property. Real property refers to land, including the land itself and any structures, like a home.
Employment
The intent of the employment criteria is to ensure residents of Arroyo Crossing are contributing members of the Local Area and part of the local community. The Local Area” means Grand County and/or the Spanish Valley of San Juan County. At least one of the Occupants of the Home over the age of 18 must meet one (1) of the following criteria:
A. Local Employment. A person who earns his or her living (whether as an owner, employee, independent contractor, agent or otherwise) from working at least 30 hours per week on an annual basis for one or more businesses or organizations each of which is operating in and serving the Local Area and which businesses or organizations require or directly benefit from the person’s physical presence within the boundaries of the Local Area.
B. Remote Employment. A person who claims remote or work-from-home status and can establish and provide written documentation, to the reasonable satisfaction of CLT, that the remote work (together with any work that would qualify as Local Employment in (A) above) is for an average of at least 30 hours per week on an annual basis for one or more businesses or organizations each of which is either

Serving the Local Area, and: (i) physically located, operating in, and serving the Local Area; (ii) requires or directly benefits from the person’s physical presence within the boundaries of the Local Area; or (ii) serves a majority of customers or clients who are located in the Local Area at the time that goods or services are provided to the customer or client.

Not serving in the Local Area, and in which case, the person can establish and provide written documentation, to the reasonable satisfaction of CLT, of primary residency in the Local Area for the proceeding two years.
D. Disability. A person who is unable to work or is unable to work the required number of hours set forth in Paragraphs A and B above due to a disability and can provide reasonable confirmation to CLT that such person meets the foregoing criteria.
E. Retirees. A person with a work history that would satisfy the requirements of Paragraph A, B, or C above for five (5) of the last ten (10) years preceding retirement at or above the full benefit age for Federal Social Security or similar pension or benefit plans (or the widow or widower of a person who satisfies the foregoing requirements).
